Welcome Group Secures Full-Building Lease at International Commerce Center in Adairsville, Georgia

691,667-square-foot Class A industrial facility fully leased following Pactra USA transaction

ADAIRSVILLE, GA – June 2, 2026 – Welcome Group, a leading Texas-based commercial real estate developer with a growing national footprint, announced the execution of a full-building lease with Pactra USA, Inc. at International Commerce Center, a 691,667-square-foot Class A industrial and logistics facility located at 7634 Highway 140 in Adairsville, Georgia.

The lease brings the property to 100% occupancy. International Commerce Center is strategically positioned less than one mile from Interstate 75 via Exit 306, providing immediate access to Highway 140, the Appalachian Regional Port, and the greater Atlanta logistics network.

Designed to accommodate large-scale distribution, logistics, and manufacturing users, the facility features modern industrial specifications including 40-foot clear heights, a cross-dock configuration with 124 dock-high doors, four drive-in doors, 190-foot truck courts, ESFR sprinklers, 388 auto parking spaces, and 254 trailer parking spaces.

“International Commerce Center offers the scale, infrastructure, and regional connectivity that today’s industrial occupiers are prioritizing,” said Ted Kakambouras, Acquisitions Director, Southeast Region at Welcome Group. “The property’s strategic location along the I-75 corridor and proximity to major logistics and manufacturing hubs made it highly attractive to Pactra USA and further reinforces demand for well-positioned Class A industrial facilities throughout the Southeast.”

Located approximately 59 miles from both Atlanta and Chattanooga, the property also offers connectivity to major transportation infrastructure including Norfolk Southern’s Austell intermodal facility and the Port of Savannah via the Appalachian Inland Port. The site is situated near several major manufacturing and industrial employers, including Hanwha Qcells and Hyundai/SK Battery America.

BroadPoint Partners’ Matt Wirth and Scott Plomgren represented Welcome Group in the transaction. JLL’s Ben Pridemore and Ryan Hoyt represented Pactra USA, Inc.
