Welcome Group Announces Development Plans for Lower Kirby Business Park in Pearland, Texas
25-Acre, Master-Planned Industrial Campus to Deliver Over 250,000 SF of Class A Space
HOUSTON, TX – June 15, 2026 – Welcome Group, a leading Houston-based industrial real estate investor and developer, today announced development plans for Lower Kirby Business Park, a 25-acre, master-planned industrial campus located at 15020 Kirby Drive in Pearland, Texas. Strategically positioned near the southwest corner of Beltway 8 and State Highway 288, the project will deliver more than 250,000 square feet of Class A industrial space across four buildings, with availability anticipated in second quarter 2027.
Designed to meet the needs of modern industrial users, Lower Kirby Business Park will serve as a new cornerstone of the Lower Kirby District, a rapidly growing 1,200-acre mixed-use corridor. The campus offers exceptional regional connectivity with direct access to Sam Houston Tollway, Highway 288, and Houston’s major ports, airports, and employment centers.

The deed-restricted campus will feature four tilt-wall industrial buildings designed to accommodate a range of manufacturing, logistics, and distribution users, ranging from approximately 25,000 to 100,000 square feet each and featuring clear heights up to 34 feet, abundant power, crane-ready capabilities, and flexible office buildouts. The site plan also allows for future expansion, providing long-term growth opportunities for tenants.
Lower Kirby Business Park is located approximately 20 miles south of downtown Houston and less than 20 minutes from William P. Hobby Airport, placing tenants near major industrial users, established residential communities, and a wide range of retail, dining, and hospitality amenities throughout Pearland and the surrounding area.
